Core aeration pulls plugs of soil out of the lawn so that water, air and fertiliser can reach the root zone instead of running off compacted ground. Done immediately before overseeding, it also gives new seed direct soil contact — which is the difference between seed that germinates and seed that sits on the surface and feeds the birds.
Autumn is the right window here, not spring. Fescue seeded in autumn gets a mild spell to germinate and a whole cool season to root before it has to face a Virginia summer. Spring seeding gives it only weeks before the heat arrives, and much of it dies.
